Dollar Point is a small peninsula on the north side of Lake Tahoe, just east of Tahoe City. It has roughly 20 recorded sales in the last two years and an average sale price of $4.06 million. Here’s what that number actually means — and what it doesn’t.

The Numbers

The gap between average ($4.06M) and median ($2.67M) tells you something important — there are a handful of true trophy properties pulling the average up significantly. The bulk of Dollar Point trades in the $2–$3M range for well-maintained lakefront homes on the water. Everything above $5M is a custom estate with its own micromarket.

Why Dollar Point Holds Its Value

Three things that are genuinely scarce in Tahoe: direct lake frontage, pier rights, and proximity to Tahoe City’s services without being in the middle of the tourist activity. Dollar Point has all three. The peninsula juts into the lake so nearly every property has unobstructed water views, and a significant percentage have private piers — a feature that drives meaningful premium.

In 27 years I’ve watched Dollar Point weather every market cycle. The 2008 correction hit it — everything got hit — but the recovery was faster than the broader market. During the 2020–2022 run-up, Dollar Point appreciated substantially but didn’t spike as dramatically as some less established neighborhoods because the buyer pool was already sophisticated and less speculative.

What 38 Days on Market Actually Means

For context, the North Shore average in 2025 was 58 days. Dollar Point clearing in 38 days on average, at $4M average prices, means qualified buyers are moving decisively when the right property comes to market. These aren’t impulse purchases — they’re buyers who have been tracking the market, often for years, and know what they want.

The flip side is that overpriced properties sit. I’ve watched a few Dollar Point listings stagnate at $6–8M when comparable sales don’t support the number. The buyer pool is sophisticated — they have their own advisors and they know the comps. Pricing has to be honest.

The Right Way to Think About Dollar Point

If you’re looking at Dollar Point as an investment, the 20-year track record is excellent. If you’re looking at it as a lifestyle property where the investment thesis is secondary, it’s one of the finest addresses in the Sierra Nevada. The combination of those two things — genuine beauty and genuine value retention — is rare, and it’s why Dollar Point is and will remain the benchmark for North Tahoe luxury.
