Spring Property Maintenance Checklist for Tahoe Homeowners

Spring in Tahoe means one thing for property owners: your house just survived another winter. Time to assess the damage and get ahead of summer.

After 27 years maintaining properties across North Lake Tahoe and Truckee, here is the checklist I run through every spring.

Exterior: Start Here

Pine needle removal. Every property in the basin needs this. Pine needles accumulate on roofs, in gutters, and across yards all winter. Left alone, they hold moisture against your roof and clog drainage. Most properties: $350 to $500 for a thorough clearing.

Deck inspection. Freeze-thaw cycles are brutal on Tahoe decks. Look for stain peeling, boards splitting or cupping, railing posts getting loose, and nails popping out.

Gutter clearing. Clogged gutters lead to water intrusion, which leads to expensive interior damage. Most properties: $200 to $300 for a full service.

Yard and Landscape

Defensible space. Clear dead branches and debris within 30 feet of your structure. This is not optional in fire country.

Driveway and walkways. Check for frost heave damage. Cracks from freeze-thaw get worse every season.

Interior Checks

Run all faucets. If the house was winterized, verify every line is flowing and check under sinks for leaks.

HVAC inspection. Change filters. Test the system before you need it.

Check for rodent activity. Mice and squirrels find their way into Tahoe homes every winter. Look for droppings in cabinets, chewed wiring, and nesting material in crawl spaces.
