Truckee median home price in 2005: $620,000. In 2025: $1,355,000. That is a 118.5% increase. More than doubled.
I tracked 4,958 Truckee sales across two decades. Here is why Truckee outperformed most of the Tahoe basin.
Why Truckee Won
Year-round community. Not just a vacation town. People live here full-time. Schools, a walkable downtown, local businesses that stay open in the off-season. That creates staying power in property values.
Historic downtown charm. Downtown Truckee has character that generic resort towns lack. Authentic places hold their value long-term.
Ski access without being locked in. Seven resorts within 30 minutes: Palisades Tahoe, Northstar, Sugar Bowl, Boreal, Donner Ski Ranch, Tahoe Donner, and Royal Gorge for cross-country.
Remote work migration. Between 2020 and 2025, Bay Area workers discovered they could work from anywhere. Truckee offered mountain living with reliable internet and a real community.
The Neighborhoods Driving Growth
Tahoe Donner leads in volume with 5,731 sales and a $650,000 median. Martis Camp sits at the high end with a $3.25 million median. Prosser, Grays Crossing, and the Northstar corridor fill the middle.
What Buyers Should Know
Communities with year-round residents outperform vacation-only areas for appreciation. If you are exploring Truckee, call me at 530-448-1734. 27 years here. I know which neighborhoods deliver.
